This collaboration will bring to life Nikki Beach Resort & Spa Antigua, featuring an exclusive beach club, Nikki Beach Antigua, and a collection of branded private residences. The project represents a milestone for both companies, as it marks Nikki Beach’s first resort and residence development in the Caribbean.
The groundbreaking ceremony for the resort took place on the west coast of Antigua, highlighting the strategic importance of Jolly Beach, a mile-long stretch of white sand that perfectly showcases the natural beauty of the island. Located adjacent to the established Jolly Harbour community, the development’s proximity to Antigua’s premier tourism hub promises to further enhance the region’s allure for international travellers and investors alike.
A substantial US $400 million has been committed to the project, underscoring the ambitious nature of the undertaking. Calvin Ayre, Chairman of the Ayre Group, expressed his enthusiasm, stating that the beachfront hotel is set to redefine luxury travel in the region. “As guests enter the property, they will be immediately immersed in its idyllic atmosphere and breathtaking ocean views,” he commented, signalling a vision of seamless elegance and modernity.

In addition to the iconic Nikki Beach Club, the resort will feature five distinct dining venues, a state-of-the-art wellness centre, and extensive health and fitness facilities. Guests and residents will have access to the Tone Gym, Nikki Spa, and various specialised treatments such as cryotherapy, hydrothermal experiences, and IV therapy. The inclusion of a residence owner’s lounge with a private gym further elevates the experience, ensuring that residents feel at home in the lap of luxury.

It is expected that around 300 long-term jobs will be created, with an additional 300 temporary construction jobs. Local suppliers are expected to expand, not only to meet the demands of the resort but also to accommodate the anticipated increase in tourism.

Designed by world-renowned firms HKS Architects and ROAM Interior Design, the resort’s architecture and interiors will reflect a harmonious blend of contemporary luxury and local cultural influences. HKS, celebrated for its thoughtful approach to integrating local resources and communities into its projects, has carefully crafted a design that celebrates Antigua’s unique heritage while setting new standards in modern hospitality.
Construction is set to begin later this month, with the project expected to be completed within a 36-month timeline. The opening of Nikki Beach Resort & Spa Antigua is scheduled for 2028, while the sales launch for the residences is set for Fall 2025, led by Blueprint Global. The development promises not only to create a high-end destination for leisure travellers but also to serve as a key driver of private investment in the region.
