Wasl has launched Jumeirah Golf Estates ‘The Next Chapter’, a 4.68 million square metre masterplan in Dubai aligned with the Dubai 2040 Urban Master Plan. Announced at the Mandarin Oriental Jumeira and championed by Group CEO H.E. Hesham Abdullah Al Qassim, the development will house more than 51,700 residents across 12,345 new homes, six lifestyle districts, an 18-hole golf course, an equestrian centre, the emirate’s largest tennis stadium and a Mandarin Oriental hotel. Direct links to Etihad Rail, the Dubai Metro and Al Maktoum International Airport place the community at the heart of the city’s next-generation network.

Once complete, the expansion will accommodate over 51,700 residents within 12,345 new homes, a figure that lifts Jumeirah Golf Estates into a different category of scale while keeping its founding identity as a golf and residential destination intact.

A masterplan for six districts
The development is divided into six distinct lifestyle districts, each shaped to deliver its own character, architecture and range of homes. These comprise the Central Park District, the Village District, the Town Centre and Grand Lake District, Golf Course North and South, and the Equestrian Village. The structure allows buyers to choose a setting that suits them rather than a single uniform product.

Housing options run across the full spectrum as the plan includes more than 780 villas, 752 estate homes, 97 branded residences and 10,654 apartments, alongside a limited collection of 62 ultra-luxury hilltop mansions. The mansions offer expansive layouts, panoramic views and a degree of privacy that places them among the most exclusive addresses in the city. A Mandarin Oriental hotel will sit within the community, adding serviced accommodation and hospitality to the residential offer.
Built to Keep Moving
An active lifestyle has been written into the design from the outset, and at its centre lies an 18-hole golf course with a clubhouse, a state-of-the-art driving range, a dedicated academy and its own grass nursery, extending the estate’s long-held reputation as a golf destination of international standing.
A purpose-built equestrian centre will specialise in show jumping, with world-class training arenas and premium stables, while the emirate’s largest tennis stadium will seat over 5,000 spectators and host competitive events. Residents will also find a multi-purpose sports complex, swimming lakes and pools, and a wide spread of fitness and recreation facilities.
Green space on a grand scale
A 131,850 square metre Central Park anchors the community, part of 1.51 million square metres of green and open space woven throughout the masterplan. The emphasis on landscape gives the development room to breathe and supports the healthy, outdoor lifestyle the plan promotes.

An international academy will occupy a generous 46,000 square metre plot, supported by a nursery and several mosques set within residential clusters. Over 48,000 square metres has been allocated to retail and food and beverage zones, with healthcare and civic amenities completing a community designed for residents of every age.
A future-ready transport network
Connectivity is one of the project’s strongest cards, as the community sits along Sheikh Mohammed Bin Zayed Road and will offer direct access to the Etihad Rail main passenger station, currently under construction, with a further connection planned to the Jumeirah Golf Estates Metro Station.
Four major roads frame the site, including the E311, the D57, the E44 and the D59, while proximity to Al Maktoum International Airport in Dubai South positions the development as a gateway to the wider world. As H.E.
